In addition to short-term rentals, the house can be rented out on a midterm basis (6-8 months, i.e., May through Nov). There is currently a gap in the rental market for 3-bedroom rentals of that duration.

We have been discussing with a local vendor (David Perez) about putting a fruit stand at the front of the property. David used to have a stand in Maya Beach, but the rent was too high for him during the slow season. The area needs a fruit stand as there is nothing available for the neighborhoods of Riversdale, Caribbean Way, Plantation, Maya Beach, Surfside, and Cocoplum. The closest fruit stand is in Seine Bight. We have already designated a spot on the property for him if you want to move forward with the fruit stand. David has an investor who will help build a small structure. He will require power for a cold room, but this is not necessary to begin with.

Maya Beach is zoned commercial residential, and the enclosed lower level could be used for a business, like a coffee shop, art gallery, etc. Another option could be a short-term office rental space, where digital nomads and other remote workers could rent on-demand co-work office space. Nothing of the sort exists in the area.

The playground under the south side of the house could be opened to the public for a nominal fee, and the adjacent shipping container could be used as a small cafe/bar to serve drinks and snacks to the kids and parents.
