Towards the west (back) boundary of the property the land drops a bit. However, according to Google Earth the area still above 20 feet above sea-level.
Vegetation
There is lush second growth trees, Palm Trees near the beach and other species of trees and plants. Moreover, there seems to be some mangroves along the western boundary where the power lines pass on the property.

The location of the 2.2-acre beachfront property is approximately some 9.5 miles north of San Pedro Town. Ambergris Caye. Most importantly, Margaritaville Resort is located only 2 miles north from the property. Additionally, Secret Beach is approximately 10 miles due south.
The north part of Ambergris Caye portions are paved but majority of the roads are good all-weather roads. However, the all-weather roads ends and “golf cart” road begin traversing along the beach reserve. The distance to the property by “golf cart” road is 2 miles form the end of the all-weather road.
